TIME CONSTRAINTS DUE TO OUR EMIGRATION PLANS MEAN WE HAVE HAD TO REDUCE THE ASKING PRICE FOR THIS SUPERB & UNIQUE LIVE ABOARD BOAT

West Country Barge, originally built in 1937, it has a very solid pedigree & a notable history. It is of very generous proportions @ 17.5mt x 4.1mt. (57' x 13.5') A full rebuild & conversion to a very high standard & specification was completed in December 2007, exhaustive list includes the following and much, much more.

All joinery was undertaken by a qualified professional carpenter and as with all of this conversion only the highest quality materials were used throughout. There are no hidden surprises with this conversion, every detail has been completed to the highest standard, even the coffee and lamp tables were hand built by our carpenter to blend with other conversion works.

Fully double glazed, and all of the new double glazed windows open. There are also two sky light windows, one in the lounge and one in the generous double bedroom. There is a complete central heating system plus a new fitted kitchen with all new appliances. The cooker and hob are LPG, bottles are stored at the rear of the wheelhouse, the kitchen has extractor fans, as does the superb bathroom.

The TV in the wheelhouse is new with integrated DVD & FREE VIEW, SKY PLUS AND PHONE POINT are also installed in the lounge. There is newly fitted 12v consumer unit, wired for lighting only at the moment, as there is a new 3kva Generator used to power the fridge freezer, tv and all other electrics when out cruising.

There is currently one very large bedroom as that was all we required, but there are ample options and room to accommodate guests or a family. Had it been required we could for example have placed a double sofa bed in the wheelhouse area, which could readily accommodate it, as can the lounge.

For convenience we also had dual Saniflo pumping systems fitted, one under the sink and one under the bath, the toilet is also fitted with a Saniflo macerator pump-out. The cost of all three units was £1.500, but well worth the money as they work excellently and require no maintenance.

At the front is a very large hold which was the original sleeping quarters, this now holds the water tanks, a radiator has been fitted to prevent condensation and damp, which can be a problem on many boats without such heating. There is also a waste tank and lots of storage room remaining in this forward area.

The large engine room contains the central heating system equipment and battery bank for 12v and water pumps. There is also a kerosene tank for the central heating and hot water systems, with a backup / secondary immersion system, to which you can switch over as required, often convenient in the summer.

EVERYTHING IN THE ENGINE ROOM IS ELEVATED ON STEEL PLATFORMS WITH SECURE STRAPPING
The boat is fully foam insulated, completed professionally by Websters, paper work available. This is a truly stunning boat and the only one of its kind in England. A fantastic Live Aboard with too many extras to mention, but includes a 4 man rowing boat with new oars. Outside there are night lights either side of the doors and two headlights for cruising, CCTV cameras are also installed for security.

We are quite willing to leave most of the furnishings at no extra cost, should they be to a prospective purchasers taste.

Unlike many similar looking conversions, this boat has been made River and Sea worthy and has a Boat Safety Certificate to 2010. The Perkins P4 engine is fully serviced and in excellent condition, the boat also benefits from hydraulic steering. The bottom was blacked in the summer of 06 with several coats and will not require attention again for 10 years.

To appreciate this conversion and the standard of fit viewing is essential, do not commit to a boat purchase until you have viewed this very special live aboard sea going boat.

Construction:
The original Hull was built in 1937 a 10M New Bottom,6m new Wheel House, and Sides. were added in September 04, The bottom was Blacked in August 06 and given 6 coates rather than the normal 4 to ensure lasting protection. The new steel was welded to the highest standard by a excellent boat yard DETAILS CAN BE SUPPLIED.
A full Hull survey was done in September 04.

The entrance to the site, the office and gate are manned twenty four hours per day, seven days per week. Entrance is limited to owners and their guests only. There is a large British faction permanently living on site, together with a big influx of British who stay for the winter season.
